Don't worry, I am in the same situation. We were just about able to afford something & then prices have shot up about £50k over the last few months where we want to buy. Hoping these interest rate rises will shake the market up a bit.

One option to look at is Shared Ownership. You buy a portion of the house (about half) & then pay subsidised rent on the other (which is bought by the housing association). At least you are paying off a mortgage. Worth a look.
