In its own way, construction of an 18,000-seat arena in Newark, N.J., mirrors the city’s troubled history, with one big exception. The city’s downtown revival is not only bumpy, it is long overdue.
The $375-million arena is set to open on time for a concert on Oct. 25 and a hockey game on Oct. 27.Getting to the goal represents no small victory. Construction was delayed from the start, with a time-out from July to October 2005 so that archeologists could remove remains from an old cemetery on site. A lawsuit from opponents seeking to halt the city’s financing strategy impeded progress until early 2006. Then, in April 2006, with steel erection 20% complete, the construction manager, a joint venture of Bovis Lend Lease, New York City, and Hunt Construction Group, Indianapolis, left. That was the biggest blow.
The joint venture, which had been providing preconstruction services, could not come to terms with the owner. “We just didn’t feel comfortable because we weren’t pulling on the same team,” says Jeff Vanderbeek, chairman and managing partner of Devils Arena Entertainment, Newark. DAE, under the name of Devils Renaissance Development LLC, is providing $165 million toward the project, with the public Newark Downtown Core Redevelopment Corp. giving $210 million. DRD is responsible for design, construction and overruns. After 30 years, the city will own the arena.
